At Pinders, we provide valuations for a wide range of clients and for a wide range of purposes, so there’s no such thing as a ‘standard’ valuation.
Sometimes the value of just the vacant property is all that’s required, whilst a detailed appraisal might be required on other occasions, to either satisfy a particular lender or as a key part of a buyer’s due diligence process.
For leasehold businesses, an assessment of income, profitability and future risk is probably more important than an opinion of valuation.
For these reasons, we agree specific fees for each job, appreciating what you require, the complexities of the individual case and the criteria of any lending source involved. Where possible, we try to base our charges on the work involved and not just the scale of the valuation.
