Schedules of Condition

 

A Schedule of Condition is a factual record of a building’s physical state at the start of a lease: important in avoiding misunderstandings over future repairing obligations. Pinders undertake both photographic and descriptive Schedules of Condition on all types of property and we can provide specific advice to either Landlords or Tenants.

 
For Landlords, the Schedule can be used at the end of a lease term to prove that a defect did not exist at commencement. For Tenants, a Schedule of Condition may be used to limit their repairing liabilities, by excluding certain elements from repairing obligations.
 
As well as preparing Schedules of Condition, we are able to check Schedules prepared by other parties, and agree Schedules to be appended to a lease.
